HOUSE RULES & TERMS We have a beautiful home that we are sharing with you! To ensure we all have the best possible interaction, please review the following rules. By confirming your reservation, you agree to adhere to these terms. NO PARTIES OR EVENTS We have a strict NO EVENTS policy. We cannot accommodate parties, weddings, hens/bucks weekends, or large functions. NUMBER OF GUESTS At no time during your stay are additional people allowed on the premises beyond those listed on the booking. NOISE Please respect our neighbours. Noise audible outside the property is prohibited between 10pm and 8am. If you receive a noise complaint from neighbours or police, you may be asked to leave the property immediately without refund. CHECK OUT Check-out time is strictly 10:00 am (unless a late check-out is agreed upon in advance). Our cleaners are scheduled to arrive shortly after. If you have not checked out on time, an additional charge may occur to cover the cleaners' waiting time. CLEANING & RUBBISH Please return the property in a tidy condition. Dishes: Please wash and put away dishes or start the dishwasher. Rubbish: Place all rubbish in the outside council bins. Excess Cleaning: While general cleaning is included, significant messes (such as leftover food in refrigerators, stained carpets, rubbish left inside, unwashed dishes, or a dirty oven) will result in an additional cleaning fee charged via the Airbnb Resolution Center. STRICT NO SMOKING POLICY (Entire Property) This is a 100% smoke-free property. Smoking, vaping, and e-cigarettes are prohibited anywhere on the premises, including the house, balcony, garden, driveway, and front verge. If you need to smoke, you must do so entirely off the property (e.g., on the public street) and dispose of your butts responsibly. Evidence of smoking on the property (including cigarette butts found in the garden/planters or smoke odour) will result in a substantial extra cleaning fee. DAMAGE, ISSUES & LIABILITY We understand accidents happen! Please let us know immediately if something breaks so we can fix it for the next guest. However, please note that guests are financially responsible for any damage, breakage, or loss to the property or furniture caused during their stay (beyond normal wear and tear). Reporting: If you discover a fault or damage upon arrival, please message us immediately. If pre-existing damage is not reported promptly after check-in, we must assume it occurred during your stay. Charges: Costs for repairs, replacements, or extraordinary cleaning will be claimed via the Airbnb Resolution Center. Compensation: We cannot consider compensation for issues unless we have been afforded the opportunity to fix the problem during your stay. EQUIPMENT & UTILITIES We work hard to ensure all amenities are in perfect working order. However, if an appliance, internet, or utility fails during your stay, please notify us immediately so we can arrange a repair. We cannot accept responsibility for interruptions to public utilities (e.g., regional power outages or NBN maintenance). For household appliances, we will aim to repair or replace them as quickly as possible during business hours. SECURITY Please keep doors and windows locked when you leave the property. LIMITATION OF LIABILITY To the extent permitted by law, guests stay at their own risk. The host is not responsible for accidents, injuries, or illness that occur while on the premises or its facilities, nor for the loss of personal belongings or valuables of the guest. PETS Pets are not allowed. Evidence of pets will result in an extra cleaning fee for steam cleaning furniture/carpets. KEYS Please look after the keys. Lost keys will incur a replacement fee. TRAVEL INSURANCE We highly recommend purchasing travel insurance to cover unexpected cancellations, weather events, or accidents, as these are not covered by the host. FURNITURE Please do not move furniture around the house. WILDLIFE As we are in a coastal area, wildlife is common. We do not accept liability for the unfortunate or seasonal visits of wildlife (birds, insects, cockroaches, spiders, etc.), though the property is cleaned and pest-controlled regularly. NSW CODE OF CONDUCT / NEIGHBOUR OBLIGATIONS A guest must not at any time during the occupancy period: (a) create noise that is likely to harm, offend, or unreasonably disrupt the peace and comfort of neighbours; (b) act in a violent or threatening manner towards neighbours; (c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours; (d) obstruct common property or damage the personal property of neighbours; (e) copy or keep keys after the end of the occupancy period; (f) intentionally, recklessly, or negligently cause damage to the premises; (g) use the premises for any criminal activity or purpose. Guests are responsible for the actions of their visitors and must ensure visitors comply with these rules. Guests must take reasonable care of the host’s premises and the host’s property at the premises.
